This 13-story Art Deco gem in downtown Phoenix had been vacant for years when its former owner - a commercial bank - was acquired and consolidated. But the climate posed no challenges and the three levels of below grade parking convinced our client that the property represented an outstanding condo redevelopment opportunity for young professionals attracted to downtown living.
Our floor plan studies indicated that the narrow awkward footprint that was not conducive to efficient office panning could work effectively for condos, and the challenge became integrating a new stairwell and a cost-effective HVAC infrastructure.
The grand three-story first floor main banking hall was planned as a landmark restaurant, and an awkward executive office penthouse added in the 1960’s was to be removed and rebuilt as two-story luxury penthouse suites.
