Our client was approached by University Circle Inc. to consider the development of gateway project at the transition of the Cleveland Clinic campus into University Circle. Drawing in two additional developers due to the project’s scale and complexity, we collaborated and developed a conceptual master plan for multi-family housing, retail and the relocation of the Children’s Museum into a jewel-like box at the base of the office tower. Structured parking was integrated into a mass behind the office/ residential block adjacent to John Hay High School.
The Stearns Road site was developed for apartment housing with a C-shaped mass and a large cutout to provide a rooftop deck with views of the Wade Lagoon and the Cleveland Museum of Art. This mass also creates a matching bookend to the apartment tower to the south of Euclid Ave. on Stokes Blvd., creating a true physical ‘gateway’ to the district.
To the east, tall condominium towers are proposed with views to the Museum and Lake Erie, providing a density that Cleveland Plain Dealer Architecture Critic Steve Litt argues is vital to the integrity of University Circle.
